A cliff-top beach hut is on the market for £45,000 – even though it has no facilities and cannot be stayed in overnight.

The wooden hut is in the sought-after area of Felixstowe, Suffolk, and sits above the beach, away from the ‘hustle and bustle’, with ‘uninterrupted views out to sea’.

It is roughly 50 sq ft and there are no facilities inside, just a worktop and a small gas cooker, connected to a gas bottle, for boiling a kettle.

In July a hut in Felixstowe sold for £88,000 – £18,000 over the asking price – in just 48 hours of being on the market. However, that hut was right on the beach and more fully kitted out.

This one, hut 320, arguably has a more private position than others on the popular beach.

It is set above the promenade on the clifftop and although it sits behind another row of huts, has uninterrupted views of the sea to the right.

It has a public car park behind it and a kiosk serving refreshments nearby.

The beach is a short walk away down some steps.

Max Turner, from Savills, who are selling the beach hut, said people may prefer the location as people are not looking in on them as they would for huts on the promenade

Beach huts are also subject to licence fees, which this year is £414.42 for a standard hut.

Max Turner, from Savills, who are selling the beach hut, said: ‘This hut is actually on the clifftop. Some people might prefer a beach hut on the promenade, but that means everybody walks past and can look in.

‘Up here you are away from everybody and the hustle and bustle. Directly in front of you there is another row of huts. There’s one hut to the right of you and then green space with panoramic views of the sea.

‘It’s a short walk down to the beach, probably under five minutes.

‘There’s not much in there but there could be potential to get an electric supply there.

‘The demographic of beach hut owners has changed, it seems to be a bit more fashionable to own one.

‘Felixstowe has definitely grown in popularity, the pull of the town has increased and the number of people wanting to be on the Suffolk coast has increased with the pandemic.

‘People aren’t going to their normal destinations abroad.

‘Because of the geographical position – it’s about an hour and a half into London – so it’s a lifestyle choice for people, they have the best of the countryside and coast but the proximity to get back into the city if they need to.

‘This is unique for us as Savills haven’t been involved in a beach hut before.’

It comes after Britain’s most expensive beach hut went on the market for more than double the price of an average home at £575,000 – despite having no toilet, electricity or running water.

The tiny 13ft by 10ft timber cabin sits on the Mudeford sandbank in Christchurch Harbour, Dorset, well-known for being home to some of the most expensive beach huts in the country.

The wooden cabins have always commanded premium prices but they are now selling for more than people pay for a four-bedroom house in many parts of the country.

Just last month one hut sold within hours of being listed for £350,000. It is thought the final sale price was well above this figure due to the amount of potential buyers vying for it as people move away from big cities amid the work from home revolution during the pandemic.

Hut 180 sleeps six people and has a fitted kitchen with an integrated fridge freezer and a water heater run via solar panels on the roof and an oven power by a gas bottle.

The seating area can be converted into two double beds and there is a set of steps leading to a mezzanine level where two more people can sleep.
